About Westfield Village CIA
Background
The Westfield Village Community Improvement Association (CIA) is a non profit organization that was incorporated on September 30th 1982. The bylaws of the CIA arrange for the association to be governed by an elected board of 6 directors. The 6 board members are made up of volunteers from within our community who have been elected by quorum to their current positions. Each of the board members sacrifices their own personal time from family and work obligations in order to conduct the business of the community. The 6 elected positions are President, VP-operations, VP-Architectural Control Committee (ACC), Secretary/Treasurer, At Large Member – Old Section and At Large Member – New Section. Each member is elected to serve a 3 year term. Our Annual Meeting, where we hold the general elections, is held on the 2nd Saturday in January of each year. The board member’s terms are staggered so that there are always members needing to be elected every year. The board also holds monthly meetings on the 3rd Tuesday of every month in order to convene and conduct the community’s business.
In the late 1990’s the board made the decision to become self-managed and alleviate the community from the burden of financial mismanagement that it was currently enduring. Since becoming self-managed, the board has been able to successfully take control of the association’s book keeping and maintenance contracts in order to consolidate resources and expenditures and properly manage the community’s affairs.
Responsibilities
The board is responsible for the various maintenance and accounting aspects of the community. The board ensures that the accounting is done in a timely and efficient manner. We also ensure that landscaping is done in our common areas and that the pool is clean and remains in decent working order. We work with members of Westfield Village whenever possible to ensure that contracted work being performed is managed by someone with a vested interest in the betterment of our neighborhood. The board determines what improvements or additions to homes are appropriate and within the community’s Covenants, Conditions and Restrictions. We also determine the course of action in dealing with Deed Restriction violations.
